    Hooo Eeeeee Fuk. @purr1n I saw that Zillow listing. That much for that little of SQ!? Where I am at average 3/2 is about $220k-$400k on average depending on age and location within Jax. Few years ago average 3/2 was around $180k-$300k. If this continues then I'll be officially priced out of Jax with FL salary, uggghhh, lol.

    Can't blame you at all for that price. That's baller money in TX/FL for a house.

    Just remember, some states a realtor can only be a buyers agent or listing agent for the reasons listed. This varies per state. Most business friendly red states, like here in Tennessee, allow them to be both.

    Is all that staged furniture physically in the space? Or is it mostly virtual for the online walkthrough?

    This walkthrough tech is pretty cool. Too bad the JBL Cabaret's didn't cut the mustard for the staging ;-)

    Yup. And you know what's even more dumb? One can pay it all off and still be treading water in CA. Cost of living is too high, and let's not even talk about taxes.

    I took the family out to sushi today. We are talking about pieces of nigiri. $64 for the entire family. In California, it's twice as much.

    H-E-B continues to surprise me with most food stuff priced at $2.48. Kids remarked how hispanics are like "normal" middle class people here as opposed being poor. Yup I replied, it's more even here, or at least rich people don't put on airs, or maybe a family can survive without earning $200k. The Golden Corral here is better quality too.

    Oh, and the guys working road construction on the main drag on the Island? They are actually working. Never see that in CA. Most of the time it's lane closure with nobody in sight.

    I am actually relieved being here.

    That's awesome, Marv. Glad life is going well. I love HEB. Great quality/price ratio and their house brand stuff is typically really good. I never hesitate to buy HEB brand anything. The house pork sausage queso in the refrigerated cheese section is insane.

    Wow, this technology is Kool! It seems we did not have this in 2004. to @yotacowboy point above. I redid most of the photo shots on my house in Arizona, cuz they (the pros) sucked at it. And thankfully we had not moved yet so we just had to tidy a bit to get it sold. I can see how staging can make a freakin' huge impact!

    My wife is a real estate agent/ broker and has had her license for about 20 years. I have a license also, though I’m inactive and never used it. I originally got mine when my wife and I contemplated starting a property management company. Besides engineers, my social circle is mostly made up of real estate agents and tradesmen. So I get to hear all the juicy stories.

    To get your license in most states, you need a 60 hour class, plus some credits obtained from ethics and law classes. Then you have to take the test and apply with the state. The class teaches nothing about sales. It’s mostly about law, ethics, how to read an abstract, how to calculate interest and commissions, and knowing all the time windows in which you have to submit escrow payments, file paperwork, etc so you don’t get nailed with fines. The test isn’t very hard, but you’d be surprised at how many people have to take it 2-3 times to pass. Some even more. Then you almost need to look at it like an apprenticeship, where the people factor and prospecting, sales skills are learned from your broker. Get a bad or lazy broker and you don’t have a chance.

    Marv was smart to interview agents. There’s a lot of bad ones out there. 80% of agent never renew their license after the first 3 years. But even in my small MLS area, you’ll have a hundred new agents each year. So if you randomly pick one you’re bound to get one that has little experience, and an inexperienced agent can be worse than no agent if the transaction is difficult.

    I would never hire an agent that has been in it less than 5 years. And then I would ask them how many transactions they did in the last year. If they aren’t selling at least 4-5 homes a month, they haven’t seen enough shit to be able to spot trouble and how to deal with it, they won’t know good negotiation strategy, and they will miss out on great opportunities that can help you save money, or maximize your selling price.

    I wish FL would do this to anyone from CA/NY/NJ/IL but the answer is nope since the State want those resident's money. So many NY tags here in Jax that I lost count, please don't NY my FL and it doesn't matter what you believe D or R the issue is the mentality they bring with them (I would know as a NY native, they don't want to blend in they want to act like we are in Queens yo).

    I hear ya'. We're on the fringe of the Phoenix 'Valley of the Sun' area. We get a bazillion 'snow birds' every winter from all over, even Canada. Heck, we even get some from Florida. I'll stop here, otherwise this will become the longest post in SBAF history. :cool:
